my lease expires on March 31st. On Friday I got a letter from my apartment complex asking them to get in contact about lease renewal within the next 5-10 days.

I can
-stay where I am
-move to another complex/rental place preferrably to the south or west for less $
-see how my finances are for buying a condo, etc. but then have to deal with all the complications of that and may still need to renew my lease in order to cover the time it takes to do this.


I need advice.

I can renew my lease for my apartment but I feel that I'm paying too much, although it's somewhat reasonable for this overpriced town ($940/month).

I could easily move into something smaller...but it won't be much less in this town. This is alright because I want to move out of Portsmouth.

I'd like to move either more south or west, since I spend a good deal of time socially in those directions and have no real need to live in the same town I work in. Heck it takes me 20 minutes to get to work due to lights, etc.

I'm willing to commute up to an hour which could put me out as far as the lowell/tewksbury area on 495 or south on 95.

I've actually made concentric circle maps off of portsmouth to see what's feasible. I'm just not really sure where I should move to, since really I just want to be *not* in portsmouth but within commuting distance of the city.

If I am going to move I need to start looking and could use some advice as to where to even look. My online sources aren't the best for this since most of the NH ones focus on Portsmouth and places to the north.

Ideally I'd like to buy something, but I'm not sure if my debt to income ratio isn't too high for that and I need to find a decent mortgage broker (have a lead on this) to talk to about this. This will also take time and may be something to look into after I move...for 6 months to a year or so out.

I'm tempted to see if my current complex will do a 6 month lease and to start seriously looking around in this vein.

I also need sources to even look for apartments, since the sources I looked for when I moved up here center on Portsmouth and farther north...not the areas I want to look in. I'm going to go pick up papers from other areas in the near future, but could use some online tips.

Basically, HElp! I need advice on two fronts - places to rent and for the long term approach how to buy a decent place. I know some of the basics, but could use more info.

Does anyone know a good mortgage broker, a good real estate agent, a good apartment complex to move into in the north, anyone looking for housemates, etc.

How does one go about looking into buying a place? I'm looking for any advice on renting or buying other than the real basics on rentals (done that enough times).

Basically
-looking to move somewheres between Portsmouth and Lowell preferably near the highway or somewheres south of Portsmouth
-could potentially buy or rent
-have no pets, which makes this somewhat easier.
